Syndicating Listings
One of the most important questions that is commonly overlooked when prospective sellers are looking to sell their house is, where and how does the agent plan to market the property other than in MLS or on his or her web site?
For each and every agent the answer will be different. The most predictable answers that agents give are:
· Brochures
· Postcards
· Real estate magazine or subscription
· Door to door prospecting
· Open houses
· Word of mouth
These are all fine except the National Association of Realtors continues to state that with today’s technology boom, people want more information and they want it faster. More than 80% of all real estate purchases begin with an online search. It is from this search that the buyers will find the agent that will represent them and the probable house that they will be interested in.
So what we have for the most part is an industry which is using old world marketing to try to sell new world real estate. This is an ongoing problem. The real estate market is very volatile and sellers need to use all the ammunition in their arsenal that they have available to them.
The more advanced agents and their firms are syndicating all of their listings to multiple national real estate web sites which captivate a huge amount of traffic. (Syndicating means that the actual listing is placed on other web sites so more people have access to it).
