At Team Carpentieri / Property Management, we offer two levels of service.  These two options give property owners the choices in terms of how much of an active role they will take in dealing with their property.

Two Property Management Plans to Choose From:

·         Full Property Management Handling
We handle all aspects of property management from tenant placement, maintenance, accounting and billing.
This program is designed for the owner would prefer not to get a phone call at 2:00 a.m. from a tenant complaining of a leaky faucet. At Team Carpentieri we handle all aspects of caring for your property 7 days a week and 24 hours a day.

·         One-Time Rental Program

This program is for local property owners who prefer to handle the day-to-day management of their property but do not have the time or availability to market and show the property, nor the expertise in choosing a new tenant. We find the tenant; you do the rest.

Full Property Management Program - We Do Everything:

MARKETING

We will meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amounts.

We will do a rental analysis to determine the optimal monthly rental amount for your property utilizing a wide range of professional resources.

We will immediately place a 6 foot yard sign on your property (If allowed) advertising the property is “For Rent”.

We will publish the information about your property on Our Web Site as well as Syndicate it to numerous other Internet Sites.

We will promptly pursue all leads and inquiries and schedule showings of your property by appointment to all prospective renters until your rental home is leased.

TENANT

All perspective tenants will be subject to the following screening process:
                • Full Credit Report
                • Criminal History Report
                • Employment and/or Stated Income Verification
               
• Eviction Report

All leases are prepared by our Attorney

We meet with tenant to discuss our expectations of them and our expectations of how the property is to be maintained. They will then sign a “Condition Report” verifying the condition of the home at time of move in.

We maintain a professional friendly relationship with each tenant resulting in satisfied long term tenant.

RENT

Rents are promptly collected on the 1st of the month

Our accounting department will distribute rental proceeds once a month

Rent policies are aggressively enforced. We will Post 3 Day Notices.  Should rent fall into arrears, we will initiate and supervise eviction proceedings

ACCOUNTING

Our accounting department will disburse monthly reports showing income & expenses of your property

Our accounting department will distribute year end summary statements and 1099’s for your records

INSPECTIONS

Prior to tenant move in we conduct a move in inspection which includes an extensive inventory & detail condition check list of the property

We video tape the interior and exterior of the property prior to move in and on move out to ensure the condition of the property.

We will conduct periodic interior inspection at your request to ensure the property is being well maintained. If we feel the tenant is doing a poor job, we will notify them of such, then conduct a follow up inspect after 10 days and if needed take any necessary action to correct the problem at the tenants expense.

MAINTENANCE

Timely and competent maintenance is the key to protecting your investment. Our goal is to provide you with this important service at a reasonable price using only qualified personal.

We coordinate property reconditioning, including painting, window coverings, new carpet, and carpet cleaning.

We arrange for any necessary services such as utilities, lawn care and pool services.

You can expect that we will only use repairmen, vendors and tradesmen that are properly licensed and insured to handle the type of work being performed on your property.

We ensure the quality of the work performed by making spot checks and follow up inspections. You are further protected because each job is fully documented in writing and supported with receipts.

One-Time Rental Program

In the One-Time Rental Program we will do the following:

·         Recommend repairs/ maintenance needed

·         Advertise the property on Our Web Site and Syndicate it to numerous others.

·         Show the property to perspective Tenants

·         Collect Applications and Conduct Screenings of Tenants

·         Execute Lease Agreement

·         Collect first month's rent and security deposit up-front

·         Conduct move-in inspection

We will then turn the day to day management over to you. Our fee for this service is one month’s rent.

 

Inspections – Team Carpentieri strongly recommends conducting a physical inspection of the property several times a year. This will minimize the chances of the Tenant being in violation of the lease agreement, and to ensure that the property is being properly maintained.  Speak with one of the Property Managers for pricing.

Home Warranty – Team Carpentieri recommends for Owners to purchase a home warranty. This is so that some repairs can be avoided or taken care of by the home warranty company. Speak with one of the Property Managers for pricing.

Inventory Report – Team Carpentieri will perform a detailed inventory report of furnished homes. Speak with one of the Property Managers for pricing.
